How the Ljubljana market works

The office market splits cleanly in two. The centre, around Slovenska cesta, offers smaller units in older buildings at the highest rents in the country. The belt of modern office buildings along Dunajska, Šmartinska and Letališka cesta offers larger and more efficient floor plates at a materially lower rate per square metre.

Hybrid working has reduced the average area companies take per employee while raising expectations of building quality. Tenants increasingly lease less space in a better building — a shift that matters most to owners of older class B stock.

Retail rents vary enormously with footfall. A unit on Čopova ulica and a comparable-sized unit in a ring-road retail park are different products entirely, and should never be benchmarked against each other.
